SBA wants to build a cell tower on my property but they only offered $750 per month and 10% escalations every 5 years without any revenue sharing. Can you help us get better terms? I think our location should be worth more.

Thanks for posting your question Chris. Your terms with SBA are OK, not bad, not great, but at least they are building cell towers. 2010 has been a SLOW year for the cellular carriers and if SBA is proposing to build a cell tower on your land, I'd take it and run.
Cell tower lease rates in Fort Meyers are going to reflect the lousy real estate market in that area. However I am certain that we can do better than $750 per month on a cell tower lease. I have seen rates across Florida in the $1,000-$1,300 range but that doesn't mean anything. The SBA site acquisition leasing rep can be talking to 5 of your neighbors and select the site where he can get the lowest rent and not base their decision on placement of the cellular site from a zoning perspective. Many of site acquisition reps who aren't in this industry for the long haul are not very professional or knowledgeable.
