selling a cell tower lease

My father who is 88 and a farmer, now has a cell tower on his land, in Stafford NY he gets $7,000.00/yearly rent.
Contract is up 2021. How do we sell? Do we sell his chunk of land also? How much should it bring? He is edging into alzheimers and it's time to deal with some of this stuff before he gets really bad. Can you help.
