Selling Verizon cell tower lease that has right of first refusal

I have a rooftop verizon wireless lease for a cell site they built a few years ago. I did not know what i was doing, i thought that i got a good monthly rent but now that i want to sell the lease cash flow, the right of first refusal or "rofer" as they call it keep coming up as the reason i seem to be getting mediocre offers. Can i get them to remove the Right of first refusal? I'm guessing that I'm screwed.

The right of first refusal is something carriers and tower companies expect that landlords will just give them "for free". It is a very valuable lease provision. Carrier want to protect their investment, so the R-O-F-R requires cell site landlords to share any lease buyout offers with them. Now, common sense would dictate that the commissioned sales people that are calling you to sell them your Verizon lease won't break their backs over your deal and move onto the next site if they know that you have to share their proposal with Verizon. They therefore artificially drive down the price of any buyout that they would pay you. If there are many companies competing for your lease, then you'll get a higher price.
If you have made the decision to sell your Verizon lease and can't renegotiate or don't want to renegotiate, we can help you "get around" the right of first refusal.
