We have a cell site located on top of our building with sprint/nextel and have been contacted by them. They wish to give 30 days notice and cancel the lease. They have a 30 day termination clause in contract which allows cancellation due to bad economic conditions (which is their stated reason).
Questions: 1. Is this clause standard in wireless leases and do they owe any money other than the 30 days cancellation lease payment?
2. We wish to replace with another wireless carrier such as T-Moble or Verizon. What is the best method? Hire a company or can it be done by building owner (me)?
3. A company has offered their services to find another carrier and is asking for 25% of monthly lease payment. Is this standard? What is norm? It seems very high.
FYI- Cell Site equipment is locked inside a leased office in the building and is supplied with its own A/C system. There are antennas located on the parapet (outside edge) of the roof. Site has been operating for at least 13 years.

1) Most carriers have a similar clause but I would need to see your actual lease to tell you if you are entitled additional compensation.
2) Some companies can have it looked at by the other carriers RF engineers but a carrier would only go there if they have a need. I would need to know where the site is actually located so I can judge if such a need may exist for another carrier. You can try to contact the carriers (press the button to the left marker "Get a Cell Site" for more info) but in certain markets some firms have an inside track with the various carriers. We have done a ton of work in Southern California and know the various players.
3) 25% is too high.
