T-Mobile CELL TOWER LEASE RATES

I'm an accountant with a client who has a cell tower in Southwest Seattle leased to T Mobile. The lease originated in 1988 with 20% lease increases every five years. The new rate in 2013 will be $1,728 a month. The lease expies in 2023. T mobile wants to extend the lease now until 2058 on the same terms and is offering a $5,000 bonus for the extension. What do you you think about this lease and an extension.

It's a VERY bad deal for the landlord.
