My father was offered a cell phone tower lease that has an option to build a 130-200 foot cell tower monopole or tree cell tower monopole on a commercial parcel we own near Richmond, VA. We were approached by Sprint a few years ago but were not interested then. Now a different cellular company has offered to pay us a monthly payment of $1200, and 5% increases every 5 years. But that is less than what Sprint was offering back in 2005. Our lot is within a half mile of a retail shopping district and I think its prime real estate – the area is expanding and we are at a higher elevation than the strip mall. We are 15 miles from downtown Richmond and I’d like to see what the tower leasing rates are in my area.
Mercedes, We can determine the current rates for cell tower leases in your area quite quickly. While we do not maintain a fictional cellular carrier lease database like our competitors claim to do, we can just call our contacts in your area that have been established in our 24 years in the business. They will give us the appropriate lease value range.
Many other factors come into play here. Items such as taxes, co-location, insurance, your long term plans for the property etc.. are as important as the financial terms. Please give us a call at 888-313-9750 so that we can evaluate your property, the lease terms, zoning regulations and your goals and needs so as to maximize your value. Thanks.
