We have had a cell tower for twenty years on our property it is now owned by SBA. They have added a couple buildings and several new and different antenaes. I was thinking $650/month is too low for all of the new additions since it was originally put in as a single cell phone tower. Any thoughts?
Many leases I work on have specific equipment locations and a site plan attached to the lease. If the carrier steps outside of those boundaries or add more equipment not on the site plan, they owe more rent. Thx

John without seeing the location, the price is LOW for "Anytown USA", especially on a 20 year old lease that sounds like it is multi-carrier site. We need to take a specific look at where the tower is located in Indiana, what it covers, etc..
Was this a 25 or 30 year deal? Or did you do one of those horrible deals that we have been seeing lately where they did a 40 or 50 year deal?
If you only have 5 years remaining, SBA should be talking to you about extending the lease. If you have 10 years or more remaining until lease expiration, then SBA is more than happy to pay you only $650 on a multi carrier cell tower. That kind of stuff really floats their boat and they are not going to be in a hurry to change anything just yet.
