Verizon cell tower. Buyout cash offer from American Tower

Our Verizon tower is now a part of American Tower. They offered us a cash payment. The lease expires in less than ten years. There is another wireless company Sprint on the tower but we don't get extra revenue. I called Tower Genius last year and your representative told us not to sell but rather to wait and renegotiate. American Tower offered a signing bonus but no rent increase if we extend the lease for 30 years. I think we want to sell and need some advice.

Thanks for posting your question Tom. There is no 100% correct answer. We definitely want to take a look at your tower and also take a look at your American Tower (Verizon) lease.
Generally they will try to lure you in by dangling a big carrot. We sometimes use the bass fishing analogy of putting a big flashy spinner with a sparking worm and they cast it by you a few times to see it you take the bait. Such are these cash offers. However if your lease agreement expires in less than 10 years American Tower will usually be pretty motivated to get a lease extension so they can make the site appear to be more marketable to other potential wireless tenants.
If you ended up taking a cash lump sum right now, remember that you have a two carrier tower that you are not getting any additional rent for, and your rent does not yet reflect any renegotiated higher amount, so any lease buyout terms wont be as good as if you sold the lease after you've renegotiated the deal with the nice folks at American Tower.
