I was told by Verizon Wireless that $500 per month rent is what Verizon is willing to pay for a small 2-antenna cell tower antenna site because it uses less space than their regular cell towers. My roof is the tallest in the area and there is no other structure for them to use. They said I was out of my mind to ask for $2,000 because of the high square foot price. Any thoughts? I am in Northern NJ not too far out of New York City.
Verizon is famous for coming up with arbitrary numbers for leasing. I love it when they try and calculate the rate based on the per square footage basis of the lowest priced cell site in their network. Of course they do not like it when you use the same argument when they want to add a generator to a $6,000 a month rooftop cell site in Manhattan.
The value of a site is determined by a carriers need for service in the area, the availability of potentially competing sites in the area and the difficulty involved in zoning. The desires of some local manager or a VP who has never negotiated a lease in their life does not dictate the value of a telecom lease in your area.
Micro cell installations in NJ are worth more in rental than $500 a month. They will probably pull the old "we will go down the street" but in reality they will wait a few months and be banging on your door again. Wait them out. The long term encumbrance and the liability involved in having people coming and going from your property is worth more than $500.00 a month.
Knock on their door and ask them if they are willing to allow you to put a ham radio antenna and small ham radio on one of their their towers. See if they are willing to do that for $45 a month based on that same per square foot rate.
