We are in an area that US cell has only one roof top site.. the other carriers have no sites we are aware of as well as other needs for the community including emergency services and logging companies etc... our ground elevation is approx 500' feet above sea level and we are approximately 30 miles from large metro areas that are slowly moving into the area. so we have property that would accommodate a tower and actually multiple if we should decide to expand... the cell coverage in this area is terrible and streaming is next to impossible... we are considering a multi use tower perhaps 200' ... and it does give a broad 360 degree coverage... road access and broad band is easily accessed as well.. what might one consider to market or market plan prior to building the tower and what might one expect in monetary return... we are considering a radio shack that is climate controlled with generator back up... I do not have an accurate longitude and latitude at this time but should have it within a week or so... we are looking for it to generate funds for building a Church Building and residual income... as far as carrier interest... att probably would be great... there is miserable cell reception in that whole area... when you say be careful on cell contract.. what might be considered a proper price to ask in the contract for allowing them to place their antenna's on our tower... I know we need to do a good market study... I do know that the local LE have very bad problems with both com and data strength... so again we would like to approach them as well and perhaps get a commitment from them as well... before we erect the tower... thanks much for the replies... and all the advice is very much appreciated... it has been over 20yrs since I've been in the com game and tower game.. so I know I'm behind the curve a bit...

If you are going to build it yourselves it can be a VERY risky venture without at lease 1 cellular carrier letter of intent to go to your planning board with.
