What would be an appropiate amount for a lease in Charleston SC in an urban area near downtown?

They are asking to install a 150 feet tower for $1000 per month with 2% increase per year.

Is the cell tower being proposed by a tower company like American Tower, SBA, GTP or Crown? Or is it US Cellular, T-Mobile or AT&T? Depending on where you are located the monthly rent is average, and could be more depending on what they are trying to cover. The 2% yearly rental escalations are below fair market value.
