What price range should I be looking for?

I have had my lease since 05' and still have over 30yrs remaining. It was upgraded to 5G in 20'. About two weeks ago I received an over the phone "ballpark"offer of 200k and half the rent from any future carriers they may add. The wheels started turnin'..so any thoughts,recommendations or warnings will be appreciated. TIA, WL.

What are your rent escalators?

Can they add other tenants to the tower?

Do they have a right of first refusal in the lease?
