I received a letter around 3 weeks ago from a real estate agent who represented Verizon. The letter indicated that Verizon was interested in finding interested parties for construction of a tower on a lease basis. I contacted the agent and told him I was interested. He indicated that my property was on the perifery of suitable potential sites for such a tower. He also indicated that he would be back in touch with me in a few weeks, which means he was waiting to see what other landowners in the area were interested in the same lease.
He contacted me yesterday and set up an appointment for today to come out and take some measurements and view the site. (GIS, elevations, possible sites on the land---97 acres, ect.)
My question is when to contact experts to help negotiate the lease without scaring the agent and Verizon off? Do I wait until the is an indication that they are interested in negotiating a lease with me?

You are correct. You do not want to frighten them off. I like to use the fishing analogy. You need to get them to take the bait before you set the hook. Get them to spend money on your site, the more the better. Let them do drive tests, balloon tests, crane tests, soil tests, have them provide you with the drawings that will be a part of the lease agreement (lease exhibits) and tell them you need to review the lease. The drawings prepared by an engineering firm usually cost the carrier a few thousand dollars, so you generally want to have site specific construction drawings or lease exhibits in hand (not some reproduced photo simulation) before you send the dogs out.
